As a buyer, when you enter a model home without your Broker on the first visit, many Builders will not allow your Broker to represent you as a Buyers' Agent. Even if you go thru a second time with a Broker, often times Builders will not allow your broker to register you as a client. The salespeople in the sales office/models are representing the Builder/ Seller, not the Buyers interests.

Choose a Real Estate Broker that is knowledgable about the community you are considering and experienced in residential brokerage. Contact your Broker prior to going to visit a new community so you will obtain the representation you desire.

A Buyers' Agent/Broker can skillfully assist in this situation with negotiating skills, contract explanation and buyer representation throughout the entire transaction and closing process. A Broker that has had years of experience can assist with preventing pitfalls in transactions before they begin.
